Add Deeds

In VertiGIS FM Parcel, a certificate refers to a deed associated with a land transaction or land parcel. A deed outlines the transfer of property (land, in this case) from one party to another.

You can associate a deed with a land transaction or a land parcel, but not with both. The steps for adding a deed in VertiGIS FM vary slightly depending on whether you are associating it with a land transaction or a land parcel.

Add a Deed to a Land Transaction

You can add a deed to a land transaction either of two ways:

on the details page for the land transaction.

on the VertiGIS FM Parcel search page.

To Add a Deed to a Land Transaction on the Land Transaction's Details Page

1.Navigate to the details page of the land transaction to which you want to add a deed.

2.Expand the Certificates section and click the Add (icon-add) icon.

3.Enter the deed's details in the corresponding form fields. There are separate sections for high-level details, the purchase price settlement, and building obligations. Only the Number field is mandatory.

4.Click Save and Close.

To Add a Deed to a Land Transaction on the Search Page

1.Navigate to the VertiGIS FM Parcel search page.

2.Under Objects, click Certificates.

3.Click the Add (icon-add) icon.

4.Click the > icon in the Land Transaction menu and select the land transaction associated with the deed you are adding. The land transaction must already exist in the system.

5.Enter the deed's details in the corresponding form fields. There are separate sections for high-level details, the purchase price settlement, and building obligations. Only the Number field is mandatory.

6.Click Save and Close.

Add a Deed to a Land Parcel

You can add a deed to a land parcel on the VertiGIS FM Parcel search page.

To Add a Deed to a Land Parcel

1.Navigate to the VertiGIS FM Parcel search page.

2.Under Objects, click Certificates.

3.Click the Add (icon-add) icon.

4.Enter the deed's details in the corresponding form fields. There are separate sections for high-level details, the purchase price settlement, and building obligations. Only the Number field is mandatory.

5.Click Save.

6.Expand the Land Parcel section and click the Additional Editing (icon-edit) icon.

7.Click the Add (icon-add) icon.

8.Select a land parcel and click Apply, or double-click a land parcel.

9.Repeat steps 7-8 for any additional land parcels to which you want to add the land parcel.

10.Click Save and Close.

Deed Details

Field

Description

Serial number

The serial number or identifier for the deed.

Contract

The type of transaction associated with the deed. Selectable options are saved in the Contract catalog.

Type of contract

The type of document or deed. Selectable options are saved in the Type of Contract catalog.

Con­trac­tual Part­ner

The contractual partner of the deed. You can manually type the partner in this field.

Area [m²]

The area of the land parcel relevant to this deed. This value is multiplied by the value in the Price field to yield the Purchase Price.

Price [€/m²]

The value of the land relevant to this deed per square meter. This value is multiplied by the value in the Area field to yield the Purchase Price.

Fixed price

A check box that, if selected, allows you to manually enter a price for the area of the land relevant to this deed in the adjacent text box. This acts as an alternative to calculating the price using the Area and Price fields.

Purchase price

The purchase price of the area of the land relevant to the deed. You can calculate this value using the Price and Area fields or manually enter a price in the Fixed Price field.

Total price

The total price of the area of the land relevant to the deed. You can calculate this value using the Price and Area fields or manually enter a price in the Fixed Price field.

Land trans­action

The land transaction associated with the deed. By default, the land transaction whose details page you clicking the Add (icon-add) icon on is selected.

Amendment certificate required

 

Number

An internal number to sort deeds associated with the same land transaction.

Contract date

The date the deed or document was created.

Date of decision

 

Deadline

 

Due date

 

Payment initiated

The date payment was requested.

Payments received

The date payment was received.

Land registry entry

The date the associated land registry entry was created.

Late payment interest begins

The date interest begins accruing on late payments.

Late payment interest until

 

Interest rate

The interest rate on late payments (for example, 2%).

Default interest

 

Notary

The notary or lawyer associated with the deed. You can select parties saved in the Contact Management module.

Description

A general description of the deed.

Comment

Additional comments regarding the deed.

Purchase Price Offset

Purchase price settlement description

A property that describes the purchase price settlement process. Selectable options are stored in the Purchase Price Settlement Description catalog.

The price at which the sale of the land parcels or other assets was finalized.

The date payment was requested.

Construction obligation start date

The date construction obligations outlined in the deed must begin.

The date construction obligations outlined in the deed must be completed.

Start of construction

The date construction for construction obligations outlined in the deed began.
